Refining Our Design

Once we had a better idea for our layout, we decided to get an architect involved to draw the plans required for obtaining planning permission.

Having spoken to a number of local people that had recent building work done, we contacted a couple of architects. Unfortunately our first architect (who was highly recommended) was looking at retirement plans so although he made the effort to visit the property, he politely declined the work. The next architect we invited, was very enthusiastic with the project and had good references so we decided to proceed.

This was the first time that we have used an architect for any building work, and he explained the work he would be doing along with an engineer to provide calculations for any structural alterations, and costs involved.

We had the expectation that architects would provide us with some ideas and suggestions for a "grand design" but it turned out that the architects we spoke to didn't really suggest much and were happy with our designs.We were also a little surprised that many of the architects still used traditional methods of drawing rather than architectural software.

So we sketched up some ideas using software that we then discussed with our architect to understand which design would work best in terms of the space and natural light.

Option 1
Option 1 provides the open-plan living, kitchen and dining areas with a utility room accessible from the kitchen. The only downside was that the utility room encroaches the dining area.
Option 2
Option 2 considered extending the kitchen as far out as possible, enlarging the dining area (at the back) and also providing more access from the kitchen (where the structural column will exist) to the dining area. The downside is that we've created a large empty space between the kitchen and living area which makes it quite dysfunctional and also removed windows on the entire length of the extension.
Option 3
Option 3 is similar to Option 1 but extends the utility room further out like in Option 2 to enlarge the dining area. This option still allows windows on the kitchen wall and furthermore, allows access from the garage through to the garden.
